Terms & Conditions

These Terms & Conditions govern all bookings made directly with SoLeá Homes. By completing a booking you confirm that you have read, understood and accepted these terms on behalf of all members of your party.

1. The property

SoLeá Homes is a 2-bedroom private holiday apartment located in La Cala del Moral, Málaga, Spain. Maximum occupancy: 4 guests. The property is privately owned and operated by Christos Melissidis.

2. Booking & payment

  • A deposit of 30% of the total rental fee is required to confirm the booking.
  • The remaining 70% balance is due no later than 14 days before arrival.
  • Bookings made within 14 days of arrival require full payment at the time of booking.
  • Accepted methods: credit/debit card (Stripe), PayPal, SEPA bank transfer.
  • Booking is confirmed only once the deposit payment has been received and acknowledged in writing.

3. Cancellation policy

  • 30 or more days before arrival: full refund of all payments made.
  • 14–29 days before arrival: 50% refund of all payments made.
  • Less than 14 days before arrival: no refund. The full rental amount is forfeited.

We strongly recommend travel insurance to cover unexpected cancellations.

4. Cancellation by the owner

In the unlikely event that we must cancel your booking, you will receive a full refund of all payments made. We will make every effort to find alternative accommodation of similar standard, but we cannot be held liable for any consequential losses.

5. Check-in & check-out

  • Check-in: from 17:00 (5 pm). Self-service with key lockbox.
  • Check-out: by 11:00 (11 am).
  • Early check-in or late check-out may be possible by prior arrangement and subject to availability.

6. Guest registration (obligatorio)

Spanish law (Orden INT/1922/2003) requires all guests over 16 years of age to provide a copy of their passport or national ID card upon arrival. This information is reported to the Guardia Civil. By booking you consent to provide this information.

7. Maximum occupancy

The property accommodates a maximum of 4 guests. No additional guests — including day visitors not registered at check-in — are permitted without prior written consent. Exceeding the occupancy limit may result in immediate termination of the booking without refund.

8. House rules

  • No smoking anywhere inside the property or on the terrace.
  • No pets are permitted.
  • No parties or events. The property is for quiet residential enjoyment only.
  • Noise curfew: please keep noise to a minimum between 22:00 and 08:00. Complaints from neighbours may result in immediate eviction.
  • Guests are responsible for leaving the property in the same clean and tidy condition in which they found it. Excessive cleaning beyond normal use will be charged against the security deposit.

9. Security deposit

A refundable security deposit of €200 may be held at check-in. It will be returned in full within 5 working days of check-out, less any charges for damage, excessive cleaning, or breach of house rules.

10. Damage & liability

Guests are liable for any damage caused to the property, its contents or its fixtures during their stay. Damage must be reported to the owner immediately. The cost of repair or replacement will be deducted from the security deposit; if costs exceed the deposit, the guest is liable for the difference.

SoLeá Homes accepts no responsibility for loss, theft, or damage to guests' personal belongings during the stay.

11. WiFi & utilities

High-speed Wi-Fi is provided free of charge. Fair use applies. Streaming services are available but the guest's own account credentials are required where applicable. Guests are asked to use utilities responsibly.

12. Disputes

In the event of a dispute, the parties will first attempt resolution by direct negotiation in good faith. If unresolved, disputes shall be subject to the jurisdiction of the courts of Málaga, Spain, and governed by Spanish law.

13. Force majeure

Neither party shall be liable for failure to fulfil obligations due to events beyond their reasonable control (natural disaster, war, pandemic, government order, etc.). In such cases, both parties will negotiate in good faith regarding refunds.

Términos y Condiciones

Estos Términos y Condiciones rigen todas las reservas realizadas directamente con SoLeá Homes. Al completar una reserva, usted confirma que ha leído, comprendido y aceptado estos términos en nombre de todos los miembros de su grupo.

1. El alojamiento

SoLeá Homes es un apartamento vacacional privado de 2 dormitorios situado en La Cala del Moral, Málaga, España. Capacidad máxima: 4 huéspedes.

2. Reserva y pago

  • Se requiere un depósito del 30% del importe total para confirmar la reserva.
  • El 70% restante deberá abonarse como máximo 14 días antes de la llegada.
  • Las reservas realizadas con menos de 14 días de antelación requieren el pago total en el momento de la reserva.
  • Métodos aceptados: tarjeta de crédito/débito (Stripe), PayPal, transferencia bancaria SEPA.

3. Política de cancelación

  • 30 o más días antes de la llegada: reembolso total.
  • 14–29 días antes de la llegada: reembolso del 50%.
  • Menos de 14 días antes de la llegada: sin reembolso.

Recomendamos encarecidamente contratar un seguro de viaje.

4. Entrada y salida

  • Entrada: a partir de las 17:00.
  • Salida: antes de las 11:00.

5. Registro obligatorio de viajeros

La normativa española obliga a registrar a todos los huéspedes mayores de 16 años mediante copia de su pasaporte o DNI. Al realizar la reserva, usted consiente en proporcionar estos datos.

6. Normas de la casa

  • Prohibido fumar en el interior y en la terraza.
  • No se admiten mascotas.
  • No se permiten fiestas ni eventos.
  • Silencio nocturno entre las 22:00 y las 08:00.
  • Los huéspedes deberán entregar el alojamiento en las mismas condiciones de orden y limpieza en que lo encontraron.

7. Fianza

Podrá requerirse una fianza reembolsable de 200 € a la llegada. Se devolverá íntegramente en un plazo de 5 días laborables tras la salida, descontando posibles daños o limpieza extraordinaria.

8. Legislación aplicable

Este contrato se rige por la legislación española y se somete a la jurisdicción de los juzgados de Málaga.
